After months of limited trials with select users, TurnAudit moves to general availability with guided turnover documentation for self-cleaning and cleaner-managed short-term rentals.
UNITED STATES, August 28, 2026 - TurnAudit is now available for general signup by short-term rental hosts and property managers across the 50 states and Washington, DC. General signup does not require a pilot invitation or limited-access enrollment.
The release follows months of trials with a select group of users. That period focused on the ordinary realities of a turnover: a person working room by room, changing conditions while cleaning, limited time before the next arrival, and records that need to remain understandable after the moment has passed. We are happy to make TurnAudit available to every U.S. host and property manager the product currently serves.
TurnAudit addresses a simple documentation problem. Photos in a camera roll, videos in text threads, and notes written after a problem appears can all be useful, but they rarely form one consistent turnover record. TurnAudit gives the person at the property a guided route for recording before and after cleaning, then organizes the recordings by property, room, turnover, and phase.
Each property can use Self-cleaning or Cleaner-managed mode. In Self-cleaning mode, the direct property host records the walkthroughs. In Cleaner-managed mode, an assigned cleaner records them. The person doing the work captures the property through the live in-app camera. TurnAudit does not record autonomously and does not replace the host's or cleaner's judgment.
For eligible uploaded originals, TurnAudit computes a SHA-256 fingerprint, requests an independent RFC-3161 timestamp, reports finalization status, and keeps source recordings separate from advisory AI material. Hosts can choose an AI review on eligible plans to surface possible moments worth checking. The AI can miss issues or flag things that are fine. The host reviews the linked source footage and makes the final decision.
TurnAudit is documentation software. It does not insure a property, certify that a turnover is complete, determine who caused a condition, provide legal advice, or ensure that a booking platform or insurer will approve a claim. Its purpose is narrower: make consistent turnover documentation easier to capture, organize, review, and preserve.
New hosts can create an account. Your free trial covers one property for up to 5 documented turnovers or 14 days from your first trial turnover, whichever comes first, with one pre-clean and one post-clean AI review (properties up to 10 rooms). No card. Each turnover's record stays viewable and exportable for 90 days from when it was recorded. Standard starts at $19/month for the first property and adds $12/month per additional property, up to 25. AI review is advisory. It does not determine damage, responsibility, cleanliness, or eligibility for any claim or reimbursement.

1. What is TurnAudit?
TurnAudit is mobile-first turnover documentation software for short-term rentals. A person records guided, room-by-room video before and after cleaning. TurnAudit organizes the recordings by property and turnover, preserves eligible uploaded originals with integrity records, and offers optional advisory AI review.
2. Who can sign up?
Hosts and property managers in the United States can create accounts, covering the 50 states and Washington, DC. Signup requires confirming a U.S. location. Cleaners do not self-register; a host invites them to a cleaner-managed property.
3. Can I use TurnAudit if I clean the property myself?
Yes. Choose Self-cleaning when adding or editing that property. The direct property host records the pre-clean and post-clean walkthroughs. Managers and other organization members cannot use the direct host's self-capture path. A property can later be changed to Cleaner-managed when an assigned cleaner will record instead.
4. What does the AI do, and what does it not do?
Optional AI review surfaces a short list of possible moments worth checking, such as visible mess, possible damage, missing items, or incomplete resets. It can miss issues and can flag things that are fine. A Pass means nothing was detected, not that nothing exists. AI output is advisory, is kept separate from the original recording, and is not presented as evidence. The host decides what the footage supports.
5. How are original recordings handled?
Baseline, pre-clean, and post-clean walkthroughs are recorded live through the in-app camera. Arbitrary camera-roll uploads are not accepted into that workflow, and recordings are video-only without audio. For eligible uploaded originals, TurnAudit computes a SHA-256 fingerprint, requests an independent RFC-3161 timestamp, reports whether finalization succeeded or needs attention, and keeps the source recording separate from AI output.
6. Does TurnAudit ensure a claim or certify a property condition?
No. TurnAudit is not insurance, legal advice, a cleanliness certification, or a claim decision. Organized documentation may support a reimbursement request or dispute, but platform and policy terms, deadlines, exclusions, and reviewers determine the outcome. AI observations must always be checked against the original footage.
7. What does TurnAudit cost?
Your free trial covers one property for up to 5 documented turnovers or 14 days from your first trial turnover, whichever comes first, with one pre-clean and one post-clean AI review (properties up to 10 rooms). No card. Each turnover's record stays viewable and exportable for 90 days from when it was recorded. $19/month for your first property, $12/month for each additional, up to 25 properties. Billed annually: $15/month for your first property and $10/month for each additional. Turnover documentation for every property: before-and-after video walkthroughs, sealed uploaded originals with integrity hashes, and timestamp status in one record. AI review credits: 1 per property each month, plus 1 extra for your account. Credits are shared across your properties and reset every month. Most hosts review the post-clean walkthrough; add a pre-clean review when you want a second angle. One credit covers one AI review of a walkthrough (pre-clean or post-clean). Properties with 11 or more rooms use 2 credits per review. Need more reviews? Extra credits are $6 each. Up to 15 documented turnovers per property each month. Beyond that, $1 per turnover, charged only after you approve it. A baseline analysis for every property, plus up to 4 baseline re-analyses per property in any 12-month period. AI review is advisory. It does not determine damage, responsibility, cleanliness, or eligibility for any claim or reimbursement.
8. Do I need to install an app?
No app-store download is required. TurnAudit runs in a modern mobile browser as a Progressive Web App and can optionally be added to a phone's home screen. An internet connection is required for the recording and upload flow.
9. Can I use TurnAudit with multiple properties?
Yes. Current self-serve plans cover from one property to fifteen properties, with larger portfolios available by arrangement. Cleaning mode is property-specific, so one property can be Self-cleaning while another is Cleaner-managed.
10. How does TurnAudit handle privacy and AI model improvement?
Record the property, not people. Recordings are encrypted in transit and at rest and access-scoped to the account. Trusted third-party AI providers process footage only when needed for the selected product workflow. TurnAudit does not use walkthrough media or review feedback to train or improve detection models unless you explicitly opt in, and you can withdraw that consent.
