The product
Every turnover, your cleaner records a short guided video walkthrough before and after cleaning. TurnAudit preserves those recordings as unaltered originals, fingerprints each file with a cryptographic hash, adds an independent trusted timestamp, and organizes everything into a per-property condition history. When you need to demonstrate the property's condition — to a booking platform, an insurer, or an owner — the documentation already exists.
The walkthrough is a link that opens in any phone browser — no app to install, no account to create. Guided room-by-room prompts, about 30–45 seconds per room, roughly 3–5 minutes for a typical property, twice per turnover. Most cleaners fold it into their existing arrival and final-check routine.

Turnovers start automatically when your assigned cleaner begins a pre-clean walkthrough at your property. The system creates a turnover record, runs AI analysis after each walkthrough, and notifies you when results are ready for review.
Evidence & claims
It's built for them. The updated Host Damage Protection terms require evidence that is original, unaltered, and verifiable — and prohibit AI-generated, AI-enhanced, upscaled, or otherwise edited material. TurnAudit preserves your walkthroughs exactly as recorded, never applies AI processing to the evidence files, and keeps AI review notes in a separate, clearly labeled advisory layer that stays out of your submission. Honest caveat: meeting an evidence standard supports a claim; it doesn't guarantee approval. Platforms decide claims under their own terms, case by case.
You export the evidence package for the relevant turnover: the original pre-clean and post-clean files, their integrity fingerprints, and timestamp proofs — plus a separate, clearly labeled review summary to help you (or a reviewer) find the relevant moments quickly. Submit the originals; use the summary for navigation, not as evidence.
Not without it being detectable. Each original is hashed at upload — any alteration, even one byte, breaks the fingerprint. The independent RFC-3161 timestamp proves when the file existed, so footage can't be backdated. Verification uses standard, freely available tools and doesn't require trusting TurnAudit.
Then documentation matters even more. Bookings outside a platform damage-protection program have no built-in coverage — recovering costs runs through your own deposit terms, your insurer, or the courts, and all of those turn on the strength of your documentation. TurnAudit gives every booking the same timestamped before/after record.
No. TurnAudit is documentation software. It doesn't insure your property, doesn't adjudicate anything, and can't promise that any platform or insurer will approve a claim. What it does is make sure that when you make your case, you're making it with original, timestamped, independently verifiable evidence instead of memory and after-the-fact photos.
All timestamps in reports and evidence use the timezone of your property's location, based on the address you entered during property setup. For example, a property in Miami shows Eastern Time timestamps.
The AI, honestly
It reviews each walkthrough and surfaces a short list of spots worth your attention — possible stains, damage, items left behind or missing — each linked to the exact moment in the footage. It does not decide claims, certify cleanliness, or generate evidence. It's a second set of eyes to save you review time.
Honestly: it's useful, not infallible. It can miss issues, and it sometimes flags things that turn out to be fine. That's why every flag links to the footage, why dismissing a false alarm takes one tap, and why the product's value doesn't ride on the AI — the verifiable recording is the product. Treat a "Pass" as "nothing was detected," not "nothing exists."
They're triage statuses from the AI review layer. Flagged = a specific spot with linked footage worth checking. Needs Review = something uncertain the AI wants human eyes on. Pass = nothing was detected — which is not a guarantee that no issues exist.
The pre-clean walkthrough captures the state of each room before your cleaner starts work — how the guest actually left the place. TurnAudit's AI reviews these videos to surface existing issues — like items left behind by guests, damage, or checkout violations — so you have a documented record. After cleaning, the post-clean walkthrough shows what was resolved and what still needs attention.
Pre-clean analysis runs automatically after your cleaner submits their pre-clean walkthrough videos. If you don't see pre-clean results, the analysis may still be processing. Check back in a few minutes. If results still don't appear, contact support at [email protected].
Footage, privacy & pricing
Walkthroughs are recorded in the empty property after guest checkout — no people are on camera, though footage may incidentally show belongings a guest left behind. Recordings are encrypted in transit and at rest and access-scoped to your account. Footage is processed by trusted third-party AI providers to generate your results, and — along with your confirm/dismiss feedback on flags — is used to improve TurnAudit's detection over time. Your original evidence files are never altered by any of this, and you can export your originals and proofs at any time. Details in our Privacy Policy.
