TurnAudit facts

TurnAudit is turnover documentation software for U.S. short-term-rental hosts and property managers. It helps a host keep a room-by-room condition record before and after cleaning. It does not decide whether a guest caused damage or whether a claim is payable.

How a turnover is recorded

For a cleaner-managed property, an invited cleaner opens a secure link in a phone browser, signs in, and films each room before cleaning and again afterward. No app-store download is required. A self-cleaning host can record directly. The recordings are filed by property and turnover with capture and upload context.

TurnAudit preserves uploaded original files byte-for-byte after upload, computes a SHA-256 hash, and requests an independent RFC-3161 timestamp. The receipt reports whether that timestamp was granted. These records describe what the camera captured; they cannot establish what happened outside the recorded views.

Optional AI review

When selected, a credit-based AI review surfaces moments worth viewing in the recorded walkthrough. Each flag links back to the footage for human review. AI review is advisory. It does not determine damage, responsibility, cleanliness, or eligibility for any claim or reimbursement.

What it does not do

TurnAudit does not replace a cleaner, inspect unseen areas, certify cleanliness, identify the person responsible for damage, insure a property, or decide a booking-platform or insurer outcome. Hosts remain responsible for guest communication, receipts, repair estimates, and submitting any claim within the applicable terms.

Pricing and trial

Standard costs $19 per month for the first property and $12 per month for each additional property, up to 25. Annual billing is $180 for the first property plus $120 per additional property per year. The free trial covers one property, up to five documented turnovers or 14 days from the first trial turnover, whichever comes first, with no card required. It includes one pre-clean and one post-clean AI review in total for properties up to 10 rooms. Current pricing and trial terms remain the authoritative checkout reference.
